Investa Commercial Property Fund (ICPF or the ‘Fund’) has recently finalised over 7,800 square metres of leasing at 201 Kent Street, Sydney (the ‘Building’), achieving 100% occupancy for the Building and a WALE of four years.

Global workforce solutions company Manpower relocated from Darling Park to secure 1,730 square metres for 10 years. Software company Nutanix, secured 1,730 square metres over a six-year term, attracted by the efficient floor plate that enabled them to bring all their staff together onto a single floor.

The Commonwealth of Australia finalised a lease over 1,300 square metres for a ten-year term on level 29, with the remaining 3,000 square metres renewed by an existing tenant.

The building’s CBD location in the evolving western corridor was a major drawcard for the new tenants, providing direct connectivity between Wynyard and Barangaroo and multiple transport options for staff. The large and efficient floorplates enabled optimal densities and fit out designs – a key factor influencing the recent leasing transactions.

Danielle Bryan, General Manager, 201 Kent Street said: “The recent leasing success can be largely attributed to the significant investment ICPF has made in the asset in recent years. The superb $8 million foyer refurbishment completed in 2018 transformed the Building, creating a lively, connected environment at street level, which was further enhanced with the opening of premium, co-working operator Work Club.

Leasing agent Frank Sassine of Colliers International, said: “The new tenants were attracted to not only the floor plate size and efficiency, but the superior amenities and services available within the complex, which include a sunny open air courtyard linked to the Grafton Bond Building, a gymnasium, childcare centre, conference facilities, indoor and outdoor cafes, end of trip facilities, bike racks and onsite property management.

Leasing agent Dean Bracken of Colliers added: “With the Barangaroo Precinct and Wynyard Walk at 201 Kent Street’s doorstep, the location is the perfect gateway between the Sydney CBD centre and the thriving Western Corridor.” 201 Kent Street offers tenants a full-time concierge, a range of time-saving services that can be accessed through Investa’s Insite tenant portal, including dry cleaning, bike repairs, catering and airport transfers.

The 39,853m2 building also accommodates a range of leading global companies, including AON and Crown Resorts.
