Real Estate Operations (REO) is our overarching real estate management platform. It provides strategic oversight and an end-to-end service offering to the funds, with a focus on delivering consistent, high-quality service, systems, processes, reporting and people.

We’ve designed each REO function to optimise the performance and value of each asset across a range of areas. All while ensuring we provide the best possible service to tenants.

Key Functions

Investa's research team provides information and insights into the drivers of the Australian office market to help guide group asset management and investment strategy. Key focus areas include supply, tenant demand, vacancy, rental growth, tenant incentives, investment yields and transaction volumes.

Dedicated internal expertise that implements strategies which support the delivery of smart, future proofed buildings and effective capital works programmes. Key areas include new and emerging building technology, asset value enhancement and tenant retention.

Responsible for managing our supply chain and maintaining ethical, commercial and sustainable procurement practices. These include best practice disclosure, reporting and assessment standards. Other responsibilities include supply forecasting and planning, tender strategy and programming and achieving operational and financial efficiencies through competitive tendering.

Oversees our capital works programs in line with the project brief, budget, program owner’s requirements and OH&S framework.

Implements buy/sell strategies for the funds, identifying and underwriting investment opportunities and managing deals, including due diligence, negotiation, structuring and closure. The team is also responsible for tracking and analysing market activity and providing intelligence to the management platform and investors.

Accountable for all aspects of commercial development on behalf of the funds and investors. Our specialist team liaises with various stakeholders, including government, planning authorities and community groups. The team also has a strong track record in successfully redeveloping new and existing assets and securing major pre-commitments from blue chip tenants.

The team is responsible for marketing and communication activities focused on tenant attraction and retention, corporate and asset brand management, fund profiling and strategic communication activities that highlight the business and its achievements.

Oversees our national operations platform for building facilities services and systems across the portfolio, enabling optimal asset performance and reliability.

Develops and implements market-leading sustainability and safety practices to reduce risk, lower operating costs and attract capital and tenants, while contributing to rental growth and more efficient capital works programs. This function also contributes to regular compliance and benchmark reporting for assets and funds.
