‘Spec’ success at 420 George Street, Sydney

Over the past four years, Investa has delivered 13 custom fit-outs (spec fit-outs) and achieved 100% occupancy at 420 George Street, tapping into a growing customer preference for beautifully conceived and designed, turnkey office solutions.

Mark Podgornik, Head of Leasing, Investa said the strategy has resonated strongly with customers seeking speed, convenience and design certainty.

“Turnkey suites and whole floors remove the inconvenience, design complexity and delivery risk for our customers. They can move in and be operational from day one.

“Our strategy has played a pivotal role in achieving 100% occupancy at 420 George Street, supported by ~9,000sqm of speculative fit outs across the building.”

One of the latest customers to move into the building, Heidi Health, is a fast-growing Australian AI-powered health tech company, which was drawn to the quality and functionality of the new workplace on level 8, designed by Lina Design Studio.

Mike Urwin from Knight Frank offered, “The fit-out was completed in September 2025 and leased by Heidi Health in December 2025. It provided a fast, seamless solution and ensured minimal downtime for Investa.”

Heidi Health was introduced by Trent Stephens of Colliers who said the space aligned perfectly with the company’s ambitions.

420 George Street is managed by Investa on behalf of Investa Commercial Property Fund (ICPF) and a mandate client. Investa Leasing and Knight Frank are the exclusive leasing agents for the building.
