Real Estate Operations (REO) is Investa’s overarching real estate management platform, providing strategic oversight and an end-to-end service offering to the funds, with a focus on consistency in service standards and delivery, systems, processes, reporting and people.

Each REO function is designed to optimise the performance and value of Investa assets across a range of areas, while optimising the service we provide to tenants.  REO incorporates  procurement, facilities and technical services, sustainability, safety and environment, project management and development services for refurbishments or redevelopments, capital transactions, marketing and research.

Key Functions

Investa's research team provides information and insights into the drivers of the Australian office market to help guide group asset management and investment strategy. Key focus areas include supply, tenant demand, vacancy, rental growth, tenant incentives, investment yields and transaction volumes.

Responsible for managing Investa’s supply chain framework and for maintaining the company's commitment to ethical, commercial and sustainable procurement practices, including best practice disclosure, reporting and assessment standards. Key responsibilities include strategic supply forecasting and planning, tender strategy and programming and delivering operational and financial efficiencies via competitive national service contracts.

Oversees Investa’s capital works programs in line with the project brief, budget, program, owner’s requirements and OH&S framework.

Implements buy/sell strategies on behalf of the funds, incorporating identification and underwriting of investment opportunities and management of the deal process, including due diligence, negotiation, deal structuring and closure. The team is also responsible for tracking and analysing market activity and providing market intelligence to the management platform and its clients.

Accountable for all aspects of commercial development on behalf of Investa funds or external clients. The commercial development team has specialist expertise in engagement and liaison with a range of stakeholders including government, planning authorities and community groups, with a strong track record in the successful re-development of new or existing assets and in securing major pre-commitments from blue chip tenants.

Responsible for marketing and communication activities focused on tenant attraction and retention, corporate and asset brand management, fund profiling and strategic communication activities that profile the business and its achievements.

Oversees the national operations platform for building facilities services and systems across the portfolio, enabling optimal asset performance and reliability.

Focused on developing and implementing market-leading sustainability and safety practices which reduce risk, lower operating costs and attract tenants, while contributing to rental growth and more efficient capital works programs. This function also contributes to regular compliance and benchmark reporting requirements for the assets and funds.
