In July 2009, Investa established the Investa Sustainability Institute to facilitate action research for sustainability in the built environment. ‘Action research’ combines the pursuit of action and research outcomes at the same time.
Investa operates a large portfolio of occupied commercial office buildings in Australia. The group also manages a pipeline of residential, commercial and industrial development projects and a portfolio of property investment funds.
These assets are the real world ‘testing ground’ where promising ideas, investments in technology and non-technological interventions can be applied and analysed by researchers working with the Institute.
The Institute aims to be a collaborative venture between Investa and organisations with shared interests including academic, industry and professional bodies and government organisations. It is Australian-based and collaborates internationally. See www.isi.org.au for more details
The outside appearance of a building often gives very little indication of how well it operates. Environmentally friendly attributes may make a building better, and they may make it worse. The only reliable indication comes from real, measured data and unfortunately, this can be very hard to come by.
We believe that by making more building performance data available we can transform how people engage with buildings. Their occupants will be better informed and their operators will be more appreciated.
That’s why we launched Green Buildings Alive. We are actively developing a range of useful, and publically available, tools and applications to be hosted on the site. We’ve already launched the Building Datalyzer. Our next goal is to make that more accessible for anyone wanting to upload data. We are also building tools that are capable of predicting building performance and comparing that performance with actual observations to give a sense of what’s working well and what’s not. We’re keen to create ‘feedback loops’ and provide more opportunities for action learning – and we are keen to collaborate, so please get in touch!
Investa recognises that the fundamental purpose of managing office buildings is to provide a productive and effective place for people to work. We believe this goes beyond the obvious provisions such as air conditioning, cleaning and lifts to include enhanced amenities and better environmental performance.

Investa’s precedent lease is regarded as a ‘green lease’ because it sets out environmental and social objectives as part of the relationship between building owner and tenant.
Working with the Institute for Sustainable Futures at UTS, the cities of Melbourne and Sydney, and the NSW Government, we developed the Green Lease Guide which accompanies the Investa precedent lease.
