Water Saving Features in Commercial Developments
All Investa Commercial Developments are expected to address the following hydraulic attributes in building design and development:
- Install submeters for all uses accounting for greater than 5% of the building total.
- Waterless urinals.
- Rainwater, fire test water and condensate capture and reuse.
- Remote monitoring of cooling tower dosing equipment.
- Select most efficient fixtures and fittings.
- Select water efficient precoolers for outside air.
These standard measures help us meet our SRI Guidelines.
High Levels of Water Efficiency in Clarendon Homes
Clarendon Homes generally achieves a level of water efficiency that is 40% below the current average, exceeding the state government standards for homes described in the table below. Our standard specifications for Clarendon Homes in NSW have been upgraded to be more water efficient and include the following water ratings:
- 3 star showerheads (highest rating available, note there are no 4 star rated showerheads in Australia)
- 3 star taps and mixers
- 4 star toilets (dual-flush)
In NSW, clients can choose to increase the size of their rainwater tank at a reduced margin compared with the margin allocated to other house upgrades.

Greywater Recycling
Investa's new development at 40 Mount Street will include a greywater recycling system that will capture and store for reuse rainwater, stormwater, fire sprinklers test water and condensate water from air conditioning. Water consumption will be minimised by using High WELS (Water Energy Labelling Scheme) rated fittings, taps, showers and WCs (plus waterless urinals) and ensuring that onsite landscaping comprises drought resistant planting. Other developments are planned to follow suit.
Commitments for Financial Year 2008
- Develop initiatives to improve the take up of options to reduce water use by Clarendon clients.
- Commit to accredited NABERS Water weighted average rating of 4.0 stars in our Commercial Developments.
- Investigate the use of Water Sensitive Urban Design (WSUD) on all sites.
