Carpet replacement 50 Ann Street, Brisbane Case Study

When State Law extended their lease at 50 Ann Street, one of the undertakings Investa made was to replace all of the carpet in the building. A detailed review was completed of three suppliers with excellent environmental credentials and Ontera was selected for the supply of the new carpet.

Ontera, as part of its contract, agreed to remove the majority of the 24,000m2 of existing carpet for refinishing and sale back into the market under its Earthplus program.

This program sees carpet removed, cleaned, edge-trimmed, and resold back into the market at 66% of the at-new cost.

Many carpet 'cradle-cradle' programs require the products to be shipped overseas for recycling which requires further energy input for the process. Earthplus processes are completed locally and the total energy required to return the product to the market is 76% less than required in the production of new carpet.

With each 1,000m2 of carpet weighing approximately 5 tonnes, this project stopped over 95 tonnes of waste going to landfill (note approximately 20% of carpet is unsuitable for reuse due to being off-cuts or damaged beyond repair). All refurbished carpet is provided with a seven year warranty, significantly extending its initially planned 15 year life-span.

Since its removal from 50 Ann Street, we have been able to incorporate a large proportion of the refurbished carpet into the planning for a major refurbishment project elsewhere in the portfolio.
