Sippy Creek passes through Bellflower, a 90 hectare former farming property acquired by Investa in 2003. The property is 80 kms north of Brisbane, only 1km from the University of the Sunshine Coast and immediately south of the existing communities of Sippy Downs and Chancellor Park. Bellflower forms part of a 350 hectare parcel of land owned by Clarendon Residential which, when fully developed (in 2019), will support a community of more than 4,000 homes.

The site is bounded on the west by the Bruce Highway, on the south and east by Sippy Creek, and on the north by the existing Chancellor Park residential development.

The site is relatively flat open land, reflecting its recent history of farming use and the edges are generally framed by trees, including those along parts of the riparian corridor of Sippy Creek.

The local Maroochy Shire Council Planning Scheme provides for a network of ecological links along Sippy Creek which will eventually link to the Mooloolah River National Park. While the project is only in the early stages of development, rehabilitation of Sippy Creek is already underway with some 300,000 seedlings and over 100 native species already planted in a creekline previously degraded by agricultural practices and the removal of vegetation.

The protection of Sippy Creek and other downstream waterways are key considerations in our planning for the development because we believe that the sustainability of the waterways will contribute to the creation of a sustainable sense of place for Sippy Downs and the Bellflower area.
