In Australia, office acoustic ceilings are typically supplied by landlords. Investa supplies ceiling tiles to almost the full Net Lettable Area (NLA) of our portfolio. The environmental impact of ceilings is largely determined by two factors: durability/churn and the materials the tiles are made from. Fricker supplies and installs ceilings for a large proportion of our portfolio and works with us on addressing both aspects of the environmental issue. For example, at 55 Market Street, Sydney as tenants vacate and new ones arrive we are progressively 'making good' the ceilings using replicas of the original ceiling tiles with the original face pattern. This has allowed us to maintain the building's as new appearance and avoided the need to replace the aluminium grid, reducing materials churn and costs. The new tiles have a high mineral fibre content which is made from blast furnace slag, a bi-product of the steel industry. They are formaldehyde free, VOC free, have naturally high thermal resistance and have been certified as 'environmentally friendly' products by Eco Mark. Eco Mark is a Japanese certification program in accordance with "Type 1 environmental label programs" defined in ISO 14024 and operated by GEN (Global Ecolabelling Network). |
