This integrated, commercial real estate business model allows Investa to better manage office buildings to optimise their performance, redevelop or refurbish sites to create value, or collaborate with tenants to deliver their own property requirements.

Our long-standing blue-chip tenants, like Telstra, Westpac, and Rio Tinto, are a testament to the commitment we place on recruiting exceptional personnel – with a deep knowledge of the Australian commercial property market – to deliver innovative and sustainable solutions that often exceed client, tenant, industry and investor expectations.

To this end we’ve developed interactive tools to enable our tenants to analyse and enhance environmental performance, and established Investa’s Sustainability Institute to pursue active research in the built environment.

This culture of transparency and innovation – built into Investa’s entire business ethos – is just one of the reasons Investa was again recognised for its market leadership in sustainability and environmental management, winning the prestigious ‘Premier’s Award for Sustainability Excellence’, along with the ‘Built Environment Sustainability Award’ and the ‘Climate Change Leadership Award’ at the 2011 NSW Government Green Globes.

The Portfolio and Asset Services team’s key focus is on the attraction and retention of tenants. The team has overall responsibility for the performance of assets which they manage in accordance with the strategic asset plans.

The Porfolio and Asset Services team is also an important link in the chain between property services and funds management. These three groups work together ensuring our assets outperform against a range of measures, to the benefit of both tenants and owners.

Our active management processes include:

  • Setting and ongoing review of a 5-year strategic asset plan
  • Tenant relationships and retention
  • Budget review and management
  • Control of operating and capital expenditure and environmental sustainability performance and initiatives
  • Valuation process management
  • Leasing co-ordination, campaigns and approval of lease deals
  • Market contact and analysis through local property-based teams
  • Recommendations for divestment or re-development of assets
  • Compliance and reporting.

Investa’s Property Services team is responsible for the implementation of the strategic asset plans and has overall responsibility for all activities within the asset.  Property Services comprises three main areas:

  • Property Management
  • Facilities Management
  • Project Management

Property Management:

Investa’s Property Managers are an integral link between tenants, service providers and the portfolio and asset services team.  Property Managers have responsibility for the effective management of the operational performance of each asset as well as managing revenues and operating expenditure.

Facilities Management:

Facilities management is focused on achieving optimum operational performance of the asset from on-site property supervision and engineering services to the presentation of the asset.  As well as providing facility and technical management services to properties, the team is also responsible for procuring service contracts and contractors and optimising operational expenditure.

Project Management:

As an integral part of our management platform, Investa manages its own capital works through our in-house project management team.  The Project Management team re-positions an asset and adjusts a scope of works and program to align with the investment strategy.  Common ground is established between investment goals, leasing strategies, environmental standards and the desires of our tenants through extensive consultation and collaboration.

Investa’s development skills range from major refurbishment of an existing asset, re-development and re-use of existing properties, and assessment of new or consolidated sites, with a view to generate financial and environmental performance.

The division is focused on delivering tailored solutions to suit the specific needs of tenants, and is able to manage development projects from inception to completion.

Key capabilities of the development division include;

  • The ability to source unique opportunities, review and optimise development options, then package and deliver end product to third party owners
  • A track-record and ability to do deals and secure major pre-commitments from blue chip tenants
  • An experienced team with extensive experience in the industry
  • Risk mitigation through rigorous monitoring and reporting with the ability to think outside the box to generate value enhancing options
  • Accountability for all aspects of a development, from inception through to completion, handover and sale

Investa recognises that the fundamental purpose of managing office buildings is to provide a productive and effective place for people to work. We believe this goes beyond the obvious provisions such as air conditioning, cleaning and lifts to include enhanced amenities and better environmental performance.

Working closely with the Asset and Property Services teams, the Sustainability team sets out to improve the quality (and therefore the investment returns) of the properties we acquire or develop and manage.  We recognise the value of setting individual targets for our buildings and continuously analyse their performance.  This analysis has demonstrated the effectiveness of our approach to managing assets.
