Global sustainability leader.

Investa is a world leader in sustainability and, up until its delisting upon becoming a subsidiary of Morgan Stanley Real Estate in early September, was rated number one on the Dow Jones Sustainability World Index (DJSI World) in both the real estate sector and the financial services super-sector. In December 2006 Citigroup rated Investa the equally best placed company on the ASX100 to withstand the future impact of climate change and the Group was one of only three Australian companies included in the Global 100 (G100) list of sustainable corporations announced at the World Economic Forum in Davos in January 2007.

Over the past three years, Investa has reduced water consumption across our portfolio of commercial office buildings by 33 percent, electricity by 20 percent and natural gas by 41 percent. We are now diverting more than 60 percent of our tenants' office waste from landfill to recycling and continue to maintain our 5-star safety accreditation from the National Safety Council of Australia.

Since 2003 we have cut greenhouse gas emissions by a total of more than 50,000 tonnes of CO2 through efficiency measures and renewable energy procurement and we now have 16 properties rated at 4.5 stars or higher using the Australian Building Greenhouse Rating (ABGR).

SRI Accredited Funds

Investa Funds Management has become the first Australian property fund manager to receive SRI (Sustainable Responsible Investment) Certification for its two principal funds: Investa Direct Office Fund (IDOF) and Investa Commercial Property Fund (ICPF)

To achieve this Certification, Investa had to meet the strict disclosure requirements of the world's only SRI Certification Program which was launched in Australia in 2005. Investa had to demonstrate how our funds apply a systematic methodology for taking environmental, social, ethical and labour standards into account in the selection and management of buildings. This methodology was then reviewed by an independent verifier, Grant Thornton. United Nations Principles for Responsible Investment

PRIInvesta Property Group became a signatory of the United Nations Principles for Responsible Investment in July 2007. We consider this framework to be aligned with our corporate philosophy.

The Principles, developed under the auspices of the UN Secretary-General, are a voluntary and aspirational framework for incorporating environmental, social and corporate governance (ESG) issues into mainstream investment decision-making and ownership practices. They are not prescriptive, but instead provide a menu of possible actions that investors can take.
