In addition to Investa's $4.3 billion portfolio of high-quality Australia commercial office properties and its development businesses, Investa's External Funds business manages unlisted funds with assets of $2.0 billion. Investa Funds Management Limited (IFML) acts as the trustee of those unlisted funds.
Our flagship unlisted retail fund, Investa Diversified Office Fund (IDOF), now has assets of $450 million through a diversified portfolio of 12 quality office buildings across the major Australian cities. Since launching in 2005, IDOF has provided its investors with total returns of 24.92% p.a.
In appreciation for your support as an Investa securityholder, IFML would like to provide you with a special opportunity to invest in IDOF without incurring the usual 4% contribution fee. The waiver of the 4% contribution fee is only available to Investa securityholders who comply with the terms set out below.
Please note that if you have a financial adviser, Investa will pay your adviser a fee of 1% of the Net Asset Value of the units applied for. This will be paid directly by Investa and will have no effect on the number of IDOF units which you are issued. However, if you have negotiated a different fee with your adviser, you have chosen to not take advantage of the terms of the offer and you should complete the standard IDOF application form attached to the PDS.
Terms of the offer to Investa securityholders
The terms of the offer of no contribution fee on the application for IDOF units to Investa Property Group stapled securityholders are as follows:
- All applications by Investa Ssecurityholders for units in the Investa Diversified Office Fund must be made on the special Application Form — a copy of which can be found below.
- The Special Application Form must include the Investa securityholder's HRN and the applicant named on the form must have been the registered holder of Investa Property Group stapled securities at some time during the period from 13 August 2007 to 6 September 2007 (inclusive)
- The Special Application Form must be properly completed, signed, stamped and must be received by Link Market Services on or before 1 October 2007.
- No amount other than "0" must be inserted in the Contribution Fee section of the Special Application Form. Please note that if you mark any number other than "0" you have chosen not to take advantage of this offer and your application will be treated as a standard application.
