Fund at a Glance
The Investa Enhanced Fund (IEF), launched in June 2006, is Investa Property Group's first core-plus style fund. A $300 million wholesale fund, IEF was established to generate enhanced returns from a range of value-add property investments over a 10 year period.
IEF currently has interests in twelve properties, forming a quality pool of income-producing and development assets. Through these properties, the Fund is able to leverage Investa's strong in-house expertise in both the management of commercial properties, and in large scale industrial and residential land developments. All of the Fund's properties are managed internally, and the Fund co-invests with Investa's residential and industrial land development businesses: Investa Commercial Developments and Clarendon Residential.
The Fund offers broad geographic and sector diversification. It has exposure to key forecast rental growth markets on the eastern seaboard, and co-investments in five land development projects in WA, QLD and VIC.
Investment Objectives
IEF gives investors an exposure to alternative property investment to enhance their overall portfolio diversification, with a target total return of 12%.
The Fund is an active fund, seeking to invest opportunistically, whilst maintaining a moderate risk profile.
