Fund Overview

The Group's flagship wholesale fund, Investa Commercial Property Fund (ICPF), provides an opportunity to invest in a portfolio of high quality Australian commercial office assets. ICPF has a total return focus and currently holds interests in "A" grade and Premium grade office assets located in Sydney, Melbourne, Brisbane, North Sydney and Macquarie Park. Its strategy is to acquire office property in the major Australian office markets and participate in value enhancement opportunities.

ICPF currently has gross assets of approximately $1.1b. As at 29 February 2008, ICPF's 12-month gross total return was 36.6%, with a 14.9% total return since inception.

ICPF is managed by Investa Funds Management Limited (IFML), part of the Investa Property Group (Investa).

Investment Objectives

The objective of ICPF is to optimise total returns for investors from an investment in a growing diversified portfolio of Australian commercial office assets.

The strategies to be implemented to achieve ICPF's investment objective are summarised as follows:

  • To invest in a geographically diversified property portfolio of commercial office assets, with a focus on the major east coast office markets.
  • To invest in properties with a total return focus underpinned by leases with quality tenant covenants.
  • Manage the portfolio in a socially responsible manner, including targeting a minimum ABGR of 3 stars across the portfolio.
  • To target a portfolio allocation of 80% core holdings and 20% value-add type opportunities. The value-add opportunities encompass repositioning properties by refurbishment and leasing strategies and participation in relatively low risk development opportunities.
  • To effectively utilise debt.

IFML has been certified by the Responsible Investment Association Australasia (RIAA) according to strict disclosure practices under the SRI Certification Program. The SRI Certification signifies that an investment product or service takes environmental, social, ethical and governance considerations into account along with financial returns.
